Helping Southlake Residents Remain in the Community They Love
Southlake is a place where people put down roots. They raise families, build careers, support local schools and businesses, and create lasting relationships that make this community home.
As longtime residents grow older, many want to remain close to the people, places, and traditions that have shaped their lives. They want the opportunity to continue living in Southlake while planning confidently for the future.
Touchmark at Southlake is designed to help make that possible.
For more than 45 years, Touchmark has created exceptional retirement communities where older adults enjoy an active, independent lifestyle, outstanding hospitality, meaningful connections, and the confidence that additional care is available should their needs change.
At its heart, Touchmark at Southlake is about creating another opportunity for longtime residents to remain in the community they love.
Touchmark’s investment in Southlake extends well beyond the retirement community we’re creating.
By purchasing the former Carroll ISD property, Touchmark is providing significant financial support that can help advance the district’s future priorities while returning an underutilized property to productive use.
The community can also support Southlake’s natural housing lifecycle. As longtime homeowners choose to downsize, their existing homes become available to growing families who want to put down roots in Southlake and become part of the next generation of the community.
It’s an opportunity to serve residents at different stages of life while contributing to the long-term strength of Southlake.
The proposed site offers convenient access to Highway 114, Town Square, and the places future residents already know and enjoy.
Its location near existing commercial uses and major transportation corridors also provides an opportunity to create a retirement community with less impact on established residential neighborhoods than many alternative locations.
The site plan is also engineered to improve stormwater management, reducing peak stormwater flows leaving the property compared with existing conditions.
Southlake’s older population is growing quickly. In 2025, approximately 1,700 Southlake residents are age 75 or older. By 2030, that number is projected to reach 2,349—an increase of nearly 40% in just five years.
The trend extends beyond Southlake. Across the surrounding Primary Market Area, the population age 75 and older is projected to grow from 11,117 in 2025 to 14,616 in 2030, an annual growth rate of 5.6%. By comparison, the overall population of the area is projected to grow just 0.8% annually.
At the same time, existing senior living options already have high occupancy. Touchmark’s market research conducted in October 2025 found comparable independent living communities in the area averaged 97.5% occupancy—above the 95% generally considered stabilized for independent living.
Southlake’s existing options also differ significantly from what Touchmark is proposing. The comparable independent living communities in the area all operate on a rental model, while Watermere at Southlake is an active-adult, equity-purchase model. Its condominiums, villas, and cottages were reported at 97.3%, 98.6%, and 100% occupancy, respectively.
Touchmark would add another choice: independent living with a substantially refundable Residency Deposit Plan, together with assisted living and memory care on one campus. This model allows residents to plan for the future while remaining part of the same community as their needs—or the needs of a spouse—change.
For longtime Southlake residents, that means another opportunity to simplify homeownership without giving up the relationships, routines, and sense of place they have spent years building.

Southlake currently offers independent living, assisted living, and memory care options, but Touchmark brings all three together within one thoughtfully designed community, creating a true continuum of care.
This gives residents the opportunity to remain at Touchmark as their needs evolve. For residents and their families, the continuum provides something especially valuable: peace of mind. Couples can remain close even when their needs differ, and residents can stay connected to family, friends, physicians, churches, and community organizations rather than relocating to another city when their needs change.
Independent Living
For older adults seeking an active, maintenance-free lifestyle with
access to hospitality, wellness, dining and social opportunities.
Assisted Living
For residents who want to maintain their independence while receiving
additional support with daily activities.
Memory Care
Specialized support for individuals living with Alzheimer’s disease
and other forms of dementia.
Today’s retirement communities look very different than many people imagine.
The average Touchmark independent living resident is approximately 83 years old. Residents are typically longtime homeowners looking for a permanent home where they can enjoy greater freedom, connection, and convenience without the responsibilities of maintaining a house.
Touchmark is purpose-built for this stage of life. Independent living residents at Touchmark at Southlake would be age 62 or older. A limited number of residents age 55 or older may live within assisted living or memory care when conditions such as Parkinson’s disease or early-onset dementia create a need for additional support. Touchmark has proposed including these age limitations as part of the project’s land-use approvals.
Residents typically move once and can remain within the community as their needs evolve.
That creates a community with different rhythms and needs than conventional residential development, including different traffic patterns and limited demand on schools and public recreational amenities.
Professional management, hospitality services, and around-the-clock staffing also create a stable, secure environment designed specifically around the needs of older adults.
The commitment is also permanent. The zoning Touchmark has proposed would legally prohibit this property from ever being converted to or operated as conventional multifamily housing, no matter who may own it in the future—a restriction written into the district regulations that runs with the land.
Southlake has earned a reputation for thoughtful planning, exceptional neighborhoods, and a commitment to quality. Those same principles guide the vision for Touchmark at Southlake.
Touchmark communities are designed to feel more like luxury residential neighborhoods or elevated resorts than traditional senior housing. Architecture, landscaping, interior finishes, and gathering spaces are thoughtfully considered to create an environment that reflects the expectations of discerning homeowners.
Just as important, we design for the place. Rather than bringing the same design formula to every market, Touchmark draws inspiration from the natural surroundings, local history, and lifestyle of each community we serve. That sense of place carries throughout the resident experience—from the character of our gathering spaces and dining venues to the amenities and experiences residents enjoy every day.
At Touchmark in the West Hills in Portland, Oregon, Pacific Northwest character and the property’s history are woven throughout the community. Set among vineyards and forested hills, resident spaces embrace the warmth and beauty of the surroundings. The Swede Hill Public House pays homage to the Swedish immigrants who once farmed the land, while amenities such as the greenhouse, walking areas, and pickleball courts invite residents to connect with the natural setting.
At Touchmark at Emerald Lake in McKinney, Texas, Texas lakeside living takes center stage. Resident gathering and dining venues overlook the community's 11-acre spring-fed lake, making the water a part of everyday life. Contemporary spaces such as The Boathouse bar and restaurant, outdoor gathering areas, and other lakeside amenities create opportunities to dine, socialize, and relax while enjoying the setting.
Touchmark at Southlake will follow the same philosophy:
creating a distinctive community inspired by its surroundings and thoughtfully designed to reflect the quality, character, and lifestyle of Southlake.
Many of residents’ everyday needs are available within the community, with planned amenities such as:
Resident parking is planned underground, allowing more of the site to be dedicated to landscaping, walkability, and outdoor spaces where residents can exercise, gather, and connect.
The goal is a community that reflects the same standards of quality, beauty, and craftsmanship that have long defined Southlake.
Most developers build a project and move on. Touchmark takes a different approach.
For more than 45 years, Touchmark has developed, owned, and operated retirement communities with a long-term commitment to the people and places we serve. The same organization responsible for planning and creating our communities remains responsible for their success decades later.
That continuity extends to our leadership. Touchmark’s senior management team brings more than 500 years of combined industry and hospitality experience. And while our current generation of leaders averages just 49 years of age, their average tenure with Touchmark exceeds 12 years—combining deep institutional knowledge with leadership positioned to guide the company for decades to come.
Touchmark is privately held and does not answer to Wall Street or outside investors. That allows us to make decisions with a longterm perspective, continually reinvesting in our communities and focusing on the experience of the residents who call them home.
Our ownership model allows us to maintain, renovate, and reinvest in our communities over time rather than transferring those responsibilities to individual homeowners or an owners’ association. Holding each community for the long term helps protect the quality of its buildings, amenities, and resident experience for decades to come.
Long-term ownership also supports our continuum of care. If a resident’s needs change, transitioning to a higher level of care can be a move within the Touchmark community rather than a real estate transaction during an already difficult time.
For residents and families, that means greater flexibility today and greater confidence about tomorrow.
For more than four decades, we’ve grown thoughtfully with a simple goal: to create exceptional retirement communities that stand the test of time.
We don’t strive to be the biggest. We strive to be the best.
In Southlake, most of Touchmark’s independent living residences will be offered through a Residency Deposit Plan. This is a long-term financial arrangement designed for residents who want the permanence and quality of a home without the responsibility of maintaining one. Unlike a rental or apartment model, it allows residents to make a long-term financial commitment that better reflects how many Southlake homeowners already think about their homes.
For many longtime Southlake residents, the family home is the largest financial asset they’ve built. It reflects decades of investment in a community that has grown in both value and character.
The Residency Deposit Plan gives residents a way to redirect that equity into a substantial, largely refundable deposit. In exchange, Touchmark reduces the monthly service fee for as long as the resident lives in the community and preserves the ability to return the majority of the deposit to the resident or their estate later on.
Residents are making a long-term commitment to a community and a lifestyle, using equity they’ve already built to reduce the ongoing cost of living well. Because residents commit substantially up front, turnover is low, continuity is strong, and the model attracts long-term, invested residents whose expectations align with the character of the surrounding neighborhoods.
